What are some things a realtor will ask me at a showing that I need to know without looking dumb?

Thursday, November 26th, 2009

My fiance and I are a very young couple (23) and are house shopping at the moment. We both have good jobs, so money isn’t going to be the issue.

The issue is we are new at this. I don’t want realtors to start asking us questions we don’t know the answer to. Will they ask our credit score? Things like that. Basically, what are questions a realtor is going to ask you if you’re interested in buying a house he/she is selling?

They need to know how much you are preapproved for and how much you want to spend (you should not buy what you are preapproved for). You will not have to talk to selling agents, your agent handles that.

They may also ask questions to get an idea of what is important to you and what you are looking for. They do not need to know your credit score, just what you are preapproved for. They need a copy of that letter for any offers you might want to make.

What are the ethics rules for realtors dealing with the public?

Thursday, November 26th, 2009

I have an advertising agreement with a realtor who did not pay most of his bill and gave us knowingly false promises to pay in emails, on the phone, and shaking our hand in person. Now, we’ve sued him in court. He claims he’s filing bankruptcy, even though he promised payment one week before we filed… seems like a quick turnaround to be suddenly filing bankrupcty. The reality is, as to date, he has yet to file. What are the ethics rules for realtors dealing with the public in non-real estate transactions?
I am aware I need to file a discplinary complaint; what I’m asking is if it will stick, and why.

The same as any other relationship. Make him go to court and present BK paperwork showing your firm listed at one of th creditors. If he can’t you may get a judgment but good luck collecting.

Is it easy to get hired as a realty agent? Are the companies take in anyone who applies?

Thursday, November 26th, 2009

I just passed the realty agent exam and now needed to be listed with a broker in order to be officially licensed and begin business. But I got mixed info on how easy/difficult it is to ger hired by brokers….so is it true that they basically take anyone who passes the exam and applies? Or, they just as picky as all other employer?

It’s not hard, just be aware of who you go with, as some of them make you pay to have a desk, advertising, cards, and a mentor. Yes, you have to pay for a mentor in some places, they won’t let you sell without this "training". In such a bad real estate market, maybe you should take this on as a part time thing until the market gets better. Not much is moving in NJ and foreclosures are up 68% from last year. I don’t mean to scare you, but he was very successful until the market bottomed out.

How is the austin or san antonio realestate markets?

Thursday, November 26th, 2009

I’m moving from the very expensive california bay area and trying to a good place to renevate and sell houses. Can anyone tell me about these areas both for realestate and just for living?

Yall come on out!!

I just moved here from So Ca. But the real estate market is nothing like the CA market. Things don’t go up like they do in CA. It will take some time to get used to things here, like how slowly the real estate market moves. Picture a snail.

San Anton and Austin are pretty, but too humid for my likes.
I live 30 min. no of Dallas. The real estate market is pretty good here. But I have yet to buy anything to renov. and sell for a profit.
I do it all the time in CA, but here is really different. So you’ll just need to take your time figuring out how to go about it.
Their profit margin per unit sold is a LOT less here.
I love where I live, McKinney, TX its a great town.

Very best of luck,

Islamic Terrorism in India: Pakistani Involvement or Media Propaganda ( Realty: Indian Muslim Terrorism )?

Thursday, November 26th, 2009

How many of us know our own REAL History ?
Explore the Internet – Yahoo Search – Hindu Holocaust – Not the government version of Indian History .Also read re-writing of Indian History …I am not able to reach the right website that has been around for quite sometime …& smell some conspiracy….there are many websites that have quitely disappeared from the net…that saught to portray the truth …so you must know that who is your bigger enemy ??? is it pakistan , Indian muslims or Congress Government ….?
Indian media does a good jobs of keeping mainstream hindu population glued to bollywood &^ Cricket ( both dominated by muslims ) …Indian media & Congress government are bigger enemies of mainstream hindu population than Pakistan….Read Mitrokhin Archives – The Indian Playground ….or Hindu Holocaust…

Indian History is being Re-Written, to suite vested political interests…
http://www.geocities.com/dipalsarvesh/gautier.html

I don’t want to go into lengths of Muslims or Cruelty of muslims to Hindus …but you need to realise that there is a government that will go to any lengths to keep its people ignorant about the TRUTH…it’s equivalent …Here realise the fact that your biggest ENEMY aren’t the ISLAMIC Terrorists but the Indian Government itself ….
So is the Shameless media …But the Media gets paid for this propaganda …in hundereds of crores ….Media is selling this lie that pakistan ….is behind terorism…it is Muslims living in India…..( Media such Hindustan times or The Times of India gets hundereds of Crores worth Advertisements from govt , for this reason ) in order to fool mainstream hindu population….

Islamic terrorism has to do with ISLAM ( not with pakistan or bangladesh…etc)…Islamic terrorism is not anything new…but has been in existence for a thousand years ….Hindus have been victims for more than thousand years suffered genocide….Keep in mind that the ideology and actions of Islam that is a root cause of our past sufferings has not changed a single bit since the birth of Islam.

"The massacres perpetuated by Muslims in India are unparalleled in history, bigger than the Holocaust of the Jews by the Nazis; or the massacre of the Armenians by the Turks; more extensive even than the slaughter of the South American native populations by the invading Spanish and Portuguese." – Francois Gautier

Keep yourself IGNORANT …Watch a lot Bollywood movies …be Ready for another Terror Attack ..then a government doing Shadow Boxing with Pakistan ( then another Peace Process ) …Our Shameless Media know …its Role… …Soon Delhi & Mumbai will bounce back from a Terror attack…( then wait for another Terror attack aagain ) …..

Then patiently wait for your chance to become a victim of terror attack….when you lose your limb or lose your child then you will know the Lie …that is being played out against you…..it is going on for a thousand years …nothing new about it….

It isn’t a matter of India and Pakistan, although all that happened because of the religious disparity. It’s happening all over the worldl, in nearly every country.
Islam hates anyone who is not Islamic, that’s the bottom line. It isn’t about nationality, or color, or ethnic heritage, it’s about religion. And we need to get a major clue before it becomes way too late for anything but running and hiding, or fighting for your very life.
Islam is not a peaceful religion, it is a religion of domination, and its goal is to Rule the World, through violence, preferentially. We hear lots about ‘moderate muslim,’ but there truly is no such thing. There are muslim who aren’t actively prosecuting offense against the infidel–if you aren’t muslim, no matter what else you are, that is you–there are no muslim who are not in support, however silent, of Islam’s agenda. Don’t imagine that they are not supporting the radical activists, because they are, spiritually and financially. Wherever they are. Not only that, but by their very silence in the face of the radicals’ actions, they are aiding those actions, while still staying ‘in’ the country they are living in. And thus staying in a position to stand up and begin the slaughter when the moment comes.
It is way beyond time for us to wake up, cast off the blinders the liberal media are trying to throw over our eyes, and stop giving them the time and freedom to forward their goals.
This is not a stand up fight, it is a bug hunt, and we need to arm, and begin watching for the moves. Because if we give them time and freedom, we’ll wake up to find that it is too damn late.

How hard is it to get your realestate license ???

Thursday, November 26th, 2009

I have a bachlors degree in business managment and want to further my education by getting a realestate license. I am moving to Arizona from Alabama. Can anyone help ?

The requirements may vary from state to state, but if you complete a real estate course (which takes a reasonably short time and which isn’t difficult to do) you then take a test in order to get a license. At least some states would then require a person to work for an established real estate agency for a certain amount of time before he/she can become a licensed broker.

Realtors, Ranchers Prepare for Oil Boom

(May 27)With home prices dropping across the country, finding a boom town where prices are holding steady is a rarity. But these rocky hills and open farmland in North Dakota and Minnesota are bucking the national trend. The reason? Location, location, location. A few billion barrels of oil under the surface doesn’t hurt either. The U.S Geological Survey estimates that up to 4.3 billion barrels of crude can now be extracted from these hills, which sit atop the Bakken shale formation. Until recently, extracting the oil was cost-prohibitive. But thanks to the surge in oil prices and new horizontal drilling techniques, oil is starting to make its way to the surface. And for the housing industry, that means vertical growth. [Notes:SOT Scott Louser, Minot realtor]“WE SAW, JUST TO COMPARE APPLES TO APPLES, THE FIRST QUARTER OF ‘07 VERSUS THE FIRST QUARTER OF ‘08 OUT AVERAGE PRICE WAS UP ABOUT FIVER PERCENT. IN APRIL THAT PICKED UP SUBSTANTIALLY. SO, WE ARE GOING TO SEE SOME REAL HEALTHY APPRECIATION THROUGH ‘08 AND I ALSO THINK THROUGH ‘09, JUST BECAUSE THE AMOUNT OF BUILDING THAT IS GOING TO TAKE PLACE AT THE END OF THIS YEAR THE BEGINNING OF NEXT YEAR. WE COULD SEE DOUBLE DIGIT APPRECIATION.” And while many property owners don’t own the mineral rights to their land, they do expect to see economic benefits from the boom in the form of services their land will provide to the oil companies. [Notes:Gene Harris, North Dakota rancher]“THIS WILL PROVIDE ANOTHER GENERATIONAL TURNOVER OF FAMILY FARMS AND RANCHES. BECAUSE OF THE INCREASE IN INCOME THAT SO MANY PEOPLE ARE GOING TO PARTICIPATE IN.” .Even without the oil boom, realtors say the property in the region is holding its value well in the face of a national decline. Scott Louser, Minot realtor “WE HAVE CONSERVATIVE HOMEOWNERS THAT DON’T SPECULATE, THAT DON’T FLIP HOUSES, THAT DON’T BORROW ON INTEREST ONLY AND ADJUSTABLE RATE MORTGAGES WITH THE ANTICIPATION OF STRONG GROWTH IN THE FUTURE. THAT TYPE OF THING OF THING JUST HASN’T HAPPENED IN OUR MARKET.” Whether that conservative streak continues is anyone’s guess. The Petroleum Council says the North Dakota oil industry needs to hire nearly 12,000 new employees by 2010 to keep up with growth. That means new homes like these will likely be in as much demand as the oil they sit atop of. ___ ___, The Associated Press.(****END****)
