18 homes sold in the past 3 months – 400k range and new homes. One just today. Yes, people are buying.

What you MUST understand is that realtors that feel that they are sales people will NEVER be successful. An agent needs to be a marketing person. They need to find out what the problems are and help solve them. Then the sale will follow.

When the market was hot, realtors just had to write contract. Today you have to work. It speaks volumes if the agents don’t even come into the office. If your Broker is negative, this shows that they don’t know how to help. FIND ANOTHER BROKER TODAY.

Remember, if you want to be successful, hang out with successful people. Otherwise, you will be sucked into their failures.

You’re asking what an agent will say?

If you’ve signed an exclusive buyer’s agency agreement, many times those include clauses that the buyer will pay the agent’s commission if an unrepresented seller refuses to do so. In this case, the agent will show you the property….

But there’s a side note. It’s not at all unheard of for an unrepresented seller to outright refuse to so much as speak to your agent. Some of them are so nasty they assume any agent calling them just wants their listing. They won’t even give the agent the chance to inform them they have a buyer interested. Just keep in mind you can’t blame your agent if the seller refuses to communicate with them. And in that case, you should ask yourself if you love the house enough to deal with someone so unreasonable.

If you don’t have an exclusive agreement, your agent will talk about your options. At that point, you’re usually offered a choice: Do you want my help,, even if the seller refuses to pay me and you have to pay my commission? Or do you want to be in this alone?

My personal take is that someone who doesn’t want professionals will either try to squeeze every penny from you and/or has something big to hide so they think they can dupe you if you’re alone. Just keep that in mind.

They are sitting on them until the market really improve. See what happened to Silverado S&L back in the 1990’s. In the late 90’s, the assets were sold for a huge profit.

my friend is a realtor and she told me it pick up around 2 months ago when FHA changed the guidelines and now it’s going to be tight because FHA is no longer allowing the seller tp pay the buyer down payment of 3%, she believes after the holidays the market is going to pick up some.

stay positive and give it a while remember you are just starting of.

In virtually all cases, the realtor does not work for you – not unless you hire them and agree to pay them a commission to find you a property. The real estate person works for the person selling the property, usually. That’s who is going to pay them a commission. They have no contract with the FSBO property so they don’t want to get involved with it. They know you’re not going to pay them a commission for doing what you could have done yourself and they know that any deal in real estate must be in writing in order to be legally enforceable. By the way, all real estate sales persons are not realtors, that is a private organization they must join in order to use that name.

hey i had a similar problem with a diff website…came to knw that it was a registry glitch.. probs in registry make ur computer act "a lil differently" than b4…setting it rite is a lil complicated. u have to pin point the exact location in the registry. if that helps

As far as I know the BANKS are getting bail out moneys and do not really care if the property’s go to hell or not and the BANKS are in no hurry to discount such said property’s ,cause they get paid to do nothing..bail out moneys…..Bankateers have not changed sense the initial fall of wall street they are still criminals…baron
