What you MUST understand is that realtors that feel that they are sales people will NEVER be successful.  An agent needs to be a marketing person.  They need to find out what the problems are and help solve them.  Then the sale will follow.

When the market was hot, realtors just had to write contract.  Today you have to work.  It speaks volumes if the agents don&#039;t even come into the office.  If your Broker is negative, this shows that they don&#039;t know how to help.  FIND ANOTHER BROKER TODAY.

If you’ve signed an exclusive buyer’s agency agreement, many times those include clauses that the buyer will pay the agent’s commission if an unrepresented seller refuses to do so. In this case, the agent will show you the property….

But there’s a side note. It’s not at all unheard of for an unrepresented seller to outright refuse to so much as speak to your agent. Some of them are so nasty they assume any agent calling them just wants their listing. They won’t even give the agent the chance to inform them they have a buyer interested. Just keep in mind you can’t blame your agent if the seller refuses to communicate with them.  And in that case, you should ask yourself if you love the house enough to deal with someone so unreasonable. 

If you don’t have an exclusive agreement, your agent will talk about your options. At that point, you’re usually offered a choice: Do you want my help,, even if the seller refuses to pay me and  you have to pay my commission? Or do you want to be in this alone?

		<description>my friend is a realtor and she told me it pick up around 2 months ago when FHA changed the guidelines and now it&#039;s going to be tight  because FHA is no longer allowing the seller tp pay the buyer down payment of 3%,  she believes after the holidays the market is going to pick up some.
