Lee, I feel if there’s a possibility of "mental issues" with him, THIS should be your very first priority. Go see a Professional & get his/her opinion & diagnosis done & complete. It’s just possible this could be where much of your situations in your relationship are stemming from. IF so, he could easily be given the proper meds. to correct his problem & hopefully that would end or at least be a BIG help for you. I suggest you have that done & go from there. IF he’s been improving on other issues, you at least know he’s doing his best to make things the best he can for you both. I’m sure if you’re both working twds. the SAME goals, you just can make things happen for a future of happiness for you both…all the best to you, honey…:)

You are really in love with him so it wouldn’t be easy to walk away, and I don’t care about your sentence structure. What I do care about is that the time you are spending with this guy is ticking by and you may end up fifty years old in a little house in a small town with a small not friendly dog. meaning lonely and in a horrific divorce.
You can’t just turn off your emotions and for him to still be around you after he cheats, lies etc. must mean he really loves you too, right?
Well I am here to tell you that I wish you would think down the line to your future and what will make you happy.
Maybe he should earn your love by being 100% better.

It would be so much easier to read if you broke your paragraph up into sentences and then reread it for clarity and to avoid repetition. The way you write it, it looks like you are anxious and you have no breath and your thoughts are obsessive and going in circles.

I can’t really understan. You are saying he cheats and lies and is bipolar and you don’t trust him? Or do you?

Seeing a marriage counselor seems well advised. You will discover both of your needs and limits. even a pastor can be helpful if you can’t afford a marriage counselor.

do NOT wait for that house…..or prop
it is a "loser waiting for a sucker"

go to a RE prop management firm and ask them if they have what you want.

know also that in many cases, you can buy cheaper than you can rent

What will you do if you arrive and are obligated to move into a dirty house? Most property management companies would not let you see a house that has not been cleaned, and the concept that they are "waiting on the owner" to give them the money to clean it is really silly. There should be sufficient funds from the former tenant’s security deposit. If you want to move forward, ask them to send you photos of the house already cleaned up before you send them any money.

And no, realty agencies don’t have a "higher power". The only one they answer to is their clients unless they are doing something illegal – and renting out a dirty house is hardly illegal.

I would NOT go any further in discussions with this agency
It sounds like a recipe for problems, waiting to get any repairs made, etc.
Look elsewhere, live in temporary quarters and find another place
